How to Buy a Home  Steps to purchasing

Whether you are a first time home buyer or looking for income property, we

have the experience you need to help you.  

FINANCING: Yes, I can help you with financing. There are so many different

programs out there! Two of the most popular are: 100 % Financing where you need

No Down Payment, and FHA financing where buyer’s receive a 3% gift

contribution to satisfy FHA down payment requirements & often 3% provided by

the seller to cover closing costs!  Interest only options are available to keep your

payments lowest.

How We Help:  After discussing with you what your particular needs are we assist

you in finding a lender who can meet those needs. Also very important to us is the

fact that we want you to be comfortable with your monthly house payment. You

may QUALIFY for a $1,200 monthly mortgage, but would you feel comfortable

with that? If you are currently renting and paying $700-800 a month you may feel

it would be preferable to stay closer to that amount for your mortgage. Once you

have decided where you want your payment to be we move to the next step. 

HOUSE HUNTING: What style of home do you prefer? A ranch? Split level?

Colonial, Cape Cod, Bungalow…those are several of the most popular choices in

Lorain and Cuyahoga County. How We Help:  We will discuss what your specific

requirements are: Do you need a basement? How many bedrooms? Do you have

a heating & cooling preference? Perhaps you need close highway access. Once

we determine your preference we will give you lists of homes in the areas you

desire. If you prefer we will email these lists to you. Our emails include details as

far as room dimensions, taxes, additional pictures of the property and are listed by

all Real Estate companies in the Multiple Listing Service. 

REPRESENTING YOU! As your Realtor we are bound to a high standard of ethics

to represent you and your best interests.

How We Help:  Once we have found your dream home we will sit down together

to write a formal offer (purchase agreement). No personal information will ever be

shared, and your purchase agreement will be written to your specifics. Typically

we receive a response to your offer within 24 to 48 hours. Should your first offer

not be accepted, it may be “countered” which means the seller may ask you to

change something on the purchase agreement. We will help you, and explain all

of your options throughout the entire process so that you completely understand

what your choices are.  

INSPECTIONS: We will detail all areas of the purchase agreement, including

your options for inspections.

How We Help: Whether you opt for a general home inspection, lead based paint,

roof inspections etc, we will explain and assist you so you will feel confident in

your decisions.  

UTILITIES: You may be interested in knowing what the past utility bills were

on the home you want to purchase, or may not know where to go to get service in

your name. How We Help:  We will provide these companies and numbers for you.  

COMMUNICATION: You will not be alone in your home buying process! We

will guide you and be here to answer any questions that you may have. We strive
